2. Title and Ownership Documents
A clear title means the seller or developer has full legal rights to sell the property. Ask for the title report, the chain of past agreements, and the latest Index II. For resale flats, confirm that every previous sale was properly registered and stamped. A missing link in the chain can cause serious problems when you sell in the future or apply for a home loan.
3. Commencement Certificate and Occupation Certificate
The Commencement Certificate (CC) confirms the building was approved for construction. The Occupation Certificate (OC) confirms it was built as per the approved plan and is fit to live in. Never take possession of a flat without an OC. Without it, you may face issues with water and electricity connections, higher property tax and difficulty in resale.
4. Carpet Area, Not Just Built-Up Area

7. Maintenance Charges and Society Rules

For resale flats, get a no dues certificate and NOC from the housing society. Also read the society rules on pets, renovations, rentals and guest parking, since these affect your daily life.
